By the time water drips onto the floor of your warehouse, distribution center, or retail space, the damage above your ceiling is already extensive. Commercial roof leak detection has historically been a game of guesswork—patching seams visually or drilling core samples blindly.
Aerial thermography changes the equation. Because water absorbs and retains solar heat differently than dry insulation, our drones can "see" trapped subsurface moisture by detecting the microscopic temperature differences radiating through the membrane after sunset.
The Thermal Anomaly
During the day, the sun heats your roof. As the sun sets, dry insulation cools off rapidly. However, areas where water has saturated the insulation retain heat much longer. Our radiometric sensors detect these glowing thermal anomalies with incredible precision.
Pinpointing the Source
Water rarely drips straight down. It travels along structural decking and vapor retarders before finding a seam to exit. Thermal mapping shows the entire subsurface pooling area, allowing roofers to trace the water back to the exact puncture or failed flashing.
Preventing Total Failure
Wet insulation is heavy. Over time, it compromises the structural integrity of the steel decking below it, leading to rust, rot, and catastrophic structural collapse during heavy weather events. Early detection is a life-safety issue.
Surgical Repairs
If a roof is 15% saturated, you don't need to replace 100% of it. Our CAD-ready moisture maps allow roofing contractors to cut out only the damaged sections, saving property owners hundreds of thousands of dollars on premature replacements.
